What is a Home Information Pack?

Since December 2007 every dwelling put on the market, no matter what size, must have a Home Information Pack (HIP). The HIP collates valuable information to start the process of selling a dwelling. Information such as; a sale statement, local searches and evidence of title, which save you time and money can be found in the HIP. The HIP also includes an Energy Performance Certificate (EPC) that contains advice on how to cut CO2 emissions and fuel bills.

Why do you need a HIP?

A HIP must be completed before the dwelling is available on the market. The HIP provides information to the buyer about the house and it's legal status.

What information does the HIP contain?


Local Searches
- Local Searches gather information about the house from a number of sources. The most common search is a Local Authority Search which would give details of items such as; Planning, Building Regulations and any Land Charge issues. Other searches could inculde; Water Authority, Coal Authority and Environment Agency.

Sale Statement - This statement provides legal details of the dwelling, including it's;
  • Tenure
  • Whether the dwelling is vacant or occupied
  • Whether the dwelling is registered
  • Who is responsible for marketing the property

Energy Performance Certificate (or Predicted Energy Assessment)
- An EPC shows the energy efficiency rating and environmental impact of your dwelling. It uses an A to G rating system - the most efficient homes, which should have the lowest fuel bills, are in band A.

Title and Ownership - This is an official document from the Land Registry showing dwelling boundaries and ownership.

Code for Sustainable Homes (CSH) Certificate
- This certificate is required to show whether a Code Assessment has been completed. A zero certificate is included for non-code assessed dwellings.

Property Information Questionnaire - This is a questionnaire completed by the vendor giving full details of the dwelling i.e. Address, Warranty details, Parking, Meters, etc.

Land Registry Documents - Any documents provided by the Land Registry.

HIP Pricing Information
